Now, this is not to scale; but its pretty close. This is also just the front half of the land. I’ll sketch a draft of the back half later. I mostly did this draft for my new fencing guy, but decided to post it here to give others an idea of what’s going on in my head.

What I’m planning; is to have mostly animal rotation yards along the north and south fence lines, the main greenhouse is currently in the middle up front, maybe I’ll have another two greenhouses in the future in yard 13, along with some garden plots. One of the greenhouses will maybe be a mushroom house instead. The other will maybe have a chicken coop on the north side of the greenhouse, strictly for egg production. The south side of the greenhouse will be for growing produce. The chicken coop on the north side will help keep the greenhouse warm in the winter. The fertilized egg layers will be in yard 5.

3,000 to 6,000 gallon liquid feed and/or fertilizer tanks up front, on the fence line of sections 12 and 13 (mostly for another stream of income). I use to haul liquid cattle feed, and there is no competition for their product in my area. There is competition, but it’s different. I already have a couple customers lined up, once I get set up. I also already have a rep, who will help me find more customers.

Yard 11 will be a corral yard; for testing, medical, and maintenance for the animals (like hoof trimming and whatnot). Most all the animals will be no larger then dexter cattle. Yard 11 doesn’t have to be very big, since they will only be there for a day at best. I already add an Herbal supplement I formulated to their feed, so they shouldn’t need medicating very often.

I myself am focusing on meat goats. So most the property will be focused on that. I also already have a goat trader, who will buy and sell most if not all my goats for me. IF I find reliable help and/or business partner material people, I’ll broaden the spectrum. In doing this; I am trying to design the land with other things in mind, like the option for a farmstay/workstay sustainable community… just encase.

Eventually; there will be a yard in section 10, once I have enough gravel to do a full circle in the 18 wheeler up front. That yard will be for new comer animals to the land, before I integrate them in with the rest of the herd. A quarantine yard if you will. Yard 10 may also be for selling things like dirt and mulch in the future, if that is in the cards.

Yard 9 will be a wood splitting/ lumber type yard. Where we will focus our organic recycling, and selling hardware that can be stored in lean sheds or out in the open. An after hours lumber, if you will; since all the other lumber yards and hardware stores around here close around 5pm. There we will mostly just overstock what we need and sell what we can. Yard 8 can/ will be overflow for yard 9.

Yard 8 and/or 14 will be the sale yard for animals about to be sold. The rest will be rotating yards for the herd(s). Yard 14, 15 or 16 will also be where I plan to have my solar panels; to eventually power the whole land. Maybe a windmill in a couple/few other yards as well. Each yard will have a select amount of useful trees; like Gingko, cedar, oak and whatnot.

Yard 5 will be the nursery, for mothers that just gave birth, and for the fertile chickens; mothers will stay there with their young for the 1st couple weeks. Then they will be put back in with the herd. There is a 50’x50′ chicken yard, and a chicken mansion that is inside where yard 5 will eventually be.

Yard 3 will be what should have been our third official yard; that yard will be a quarantine yard, for sick livestock. It is/ will be separated from yards 1 & 2. We only have two yards at the moment when writing this; they are not on this draft, for they are in the back half of the property. We got the 1st yard done seven years ago, took me three years to get David-Ray to work on the 2nd yard. Seven years later, I have to finally hire someone else to do his job. Needless to say, we’re having a falling out; that’s why I’m looking for new help. It takes him over a week to do what I can get done in a day or two; IF I can get him to do anything at all.

Down the middle; I will have other infrastructure, like housing, rabbitry, the main road, water, facilities, and i will also move my overseas storage container to. Where the containers are now, will probably be mostly parking. IF someone was to milk the goats, we can build a milking station there down the middle as well. I was originally planning to put the road around the perimeter, for that was David-Rays suggestion; but I changed my mind. However, however; I still want the option of being able to drive and move heavy equipment around the perimeter if necessary.

Yard 4 is what is now the kitchen area and/or what use to be the community area, when I was trying for a sustainable community. Yards 17 and 18 will be orchards and maybe more gardens. That should be all the yards. Maybe one or two more smaller ones will be necessary in the future. The cat house is on the other side of the pond. Eventually, I may have a series of ponds in the SE corner. So far, I have only been able to fix one of the ponds that was preexisting on the land. There are two more that need fixing, and a potential two or three more that can be built.

Last, but not least. One of my original ideas, was to have a farmstay/workstay. In that; I was planning to build prototype cabins for each type/style of off grid houses, one in each goat yard, within it’s own 50’x50′ fenced in yard. (Image a box, inside a box, inside another box) The cabin is the 1st box, inside the 50×50 yard, inside the 200×200 yard. The plan was to rent out the cabins under the farmstay as like an Air B&B (Bed & Breakfast). Then; the workstay, sustainable community would help run and manage things. The farmstay would help to bring in revenue. Each cabin would be a smaller version of a real true OffGrid house, so people could get the look and feel of what it would be like to live OffGrid. That was part of my original plan. That too could still maybe be an option down the road.

Furthermore… I have two other properties, this is just the layout for this one. I will update later. The Caplinger property, three miles away; will most likely be our retail location and farmers market. The 3rd location, also 3mi away; too has a lot of potential. That property has buy in options, if that’s what you are looking for. All three properties are approximately three miles apart from one another…
